As a Real Estate and Customer Experience Manager, you would be part of a Customer Experience Team (CET) that strives to provide best-in-class service to customers in our 60 million square feet of industrial buildings in the Dallas Market. Our customer base is diverse and we're looking for someone who enjoys working with the biggest names in e-commerce logistics and warehouse operations. With an emphasis on customer service and quality buildings, we have the best of both worlds - a local office of 66 staff members, with the support and sophistication of a large international company.

What's needed in order to do that:

  • The ability to adapt to change and willingness to take on new company initiatives with the most positive attitude.
  • Must be able to identify additional revenue opportunities by demonstrating an expert understanding of Prologis value-added products and services and aligning them to customer needs (Prologis Essentials, etc.).
  • Must be able to own and maintain strong, long-term relationships with portfolio of customers.
  • Dedication to delivering exceptional customer service through proactive and responsive service.
  • Must be able to use technical tools to gather data/metrics and develop customer insights.
  • Proficient in lease analysis and lease administration skills.
  • Highly developed negotiation and management skills to ensure safe/well maintained properties through competitively bid service agreements and vendor management.
  • Strong financial reporting background to ensure financial goals are met for the portfolio with the capability of completing monthly general ledger reviews/reclasses, quarterly NOI variance reports, annual operating expense budgets and CAM reconciliations.
  • The ability to manage the day-to-day use of various reporting software platforms, including property management systems, work order systems, accounting systems, legal systems, CRM database, risk management systems, and various data analysis tools.
  • A commitment towards innovation and collaboration with team members to identify, develop, and implement programs that reduce operating expenses and drive business success.
  • A strong understanding of industry trends and best practices with the ability to make recommendations for implementing new strategies and cost saving techniques.
  • An attitude characterized by strong work-ethic and accountability.
  • Strong organizational skills and experience with e-filing document repository systems.
  • Dedication to seek out and take on additional responsibilities as needed.

  • 5 years of industrial/commercial real estate experience recommended.
  • Possess a valid driver's license with ability to travel to multiple properties within a given portfolio.
  • Real Estate sales license preferred but not required
  • As business dictates, able to work extended/flexible hours (e.g., nights/weekends/on-call).
  • Must be able to work well with internal partners (leasing, accounting, construction etc.) as part of an integrated customer service team
  • Must possess strong interpersonal skills to develop strong relationships with customers.
  • Experience with property transitions, portfolio acquisitions, dispositions, or company mergers.
  • Provide exceptional customer experiences with the ability to communicate with local and corporate contacts.
  • Experience with implementing new initiatives, campaigns or system upgrades and proven adoption and navigational skills.
  • Strong mathematical and analytical skills.
  • Ability to multi-task; prioritize and work with minimal supervision and manage competing deadlines in a fast-paced environment.
  • Skilled in the use of the internet, spreadsheets, relational databases, and word processing software.
  • Knowledge of risk mitigation practices for industrial or commercial assets and experience implementing preventative maintenance programs relating to various building systems (roof, HVAC, fire sprinkler and alarm systems, building structure, utilities, exterior common areas, etc.)
  • Familiarity with building maintenance and repair protocols, and ability manage and coordinate building maintenance activities.
  • Experience in managing vendor contracts, including understanding contract terms and scopes of work to ensure vendor compliance and customer satisfaction.
  • Experience in managing vendor performance and conducting regular vendor performance evaluations.
  • Regularly meet with direct reports and foster a culture of continuous learning and professional development.
